has
variety
of
type
from the
form in
general,
like
providing retail stores, entertainment facility or type of service provided. Shopping
center
may be
classified by
its size,
number of anchors and trade area, depending on
the concept or theme that the shopping center wants to shown and strata class of the
visitors.
In the shopping center business, there are three groups plus one group, which
interacted each other. The said groups can be described below:
1.   Shopping Centers owners or
landlords and operators (operator-if different
from a
shopping center’s owners-are those parties managing and operating a shopping
from day to day)
2.   Tenants (or merchants) who occupy space in the shopping centers, paying rent for
such space
3.   Consumers (or shoppers) who are patrons of the shopping center and its tenants.
4.   Lenders,
who
provide
much
of
the
capital
needed
by
shopping
center
owners
to
build, purchase or
finance a center. (International Council
Of Shopping Centers,
1999, p.3)
Often the above four groups have a different view point one of another when
discussing the same issues or problems. In many ways shopping center
management/operator has tried to harmonize the interests or view points of these key
groups (owner, tenant, consumer and lender) relevantly to the specific key
issues/problems being addressed.
